Landlords must provide a copy of the gas safety certificate for their property to their tenants. This certificate proves that gas appliances have been safety checked and serviced every year by a registered engineer.

As a landlord, please make sure you know your legal responsibilities. By law, all landlords must provide an up-to-date gas safety certificate to their tenants. This certificate will show that all gas appliances have been serviced and the property is gas safe for the tenant.
The ‘Landlord Gas Safety Record’ is often referred to as a ‘Gas Safety Certificate’ or ‘CP12’ form.
As a landlord, every year you must engage a Gas Safe engineer to carry out a gas safety check on all of your properties.
When you buy a home, you should be given a copy of the gas safety certificate by the vendor. Make sure you get the gas safety certificate from the vendor before moving in. Otherwise you should get a Gas Safe register engineer to get the appliances checked.
A gas safety record check must contain:
A description of and the location of each appliance or flue checked
The name, registration number and signature of the individual carrying out the check
The date on which the appliance or flue was checked
The address of the property at which the appliance or flue is installed
The name and address of the landlord (or his agent where appropriate)
Any defect identified and any remedial action taken
A statement confirming that the safety check completed complies with the requirements of the Gas Safety (Installation and Use) Regulations 1998
All gas safety record given to you after 1 April 2009 will only be valid if the engineer is registered with Gas Safe Register
